This Privacy Policy ("Policy") explains how SFB Lofts, the residential community at the San Fernando Building, managed by Structure Properties, Inc. ("SFB Lofts," "we," "us," or "our"), collects, uses, discloses, and protects your information when you visit our website, contact us, schedule a tour, apply to rent, or become a resident. It applies to the SFB Lofts website and the services that link to it.

Information We Collect

We collect the following categories of information, depending on how you interact with us.

Information you provide directly. When you fill out a contact or tour-request form, call or text us, apply to rent, sign a lease, or communicate with our team, you may provide your name, email address, phone number, mailing address, and the contents of your messages.

Rental application and screening information. If you apply to rent at SFB Lofts, you or our screening provider may collect information used to evaluate your application, which can include your date of birth, Social Security number or other government identification number, images of a government issued ID, employment and income information, rental history, and the results of credit, criminal background, and eviction history checks. See "Tenant Screening and Consumer Reports" below for how this works and your rights.

Resident account information. If you are a resident, we process information needed to manage your tenancy, such as lease details, payment records, and maintenance requests.

Payment information. Rent payments and application fees are processed through our property management platform (AppFolio) and its payment processors. We generally do not store full financial account or card numbers ourselves.

Information collected automatically. When you use our website, we and our providers collect device and usage information such as IP address, browser type, device identifiers, pages viewed, links clicked, and referring pages, through cookies and similar technologies. See "Cookies and Your Choices" below.

Information from third parties. We may receive information from our screening and fraud-prevention providers, from publicly available sources, and from advertising and analytics partners. We combine this with information we collect to operate our business.

We do not knowingly collect information from anyone under 18. Our services are directed to adults.

How We Use Your Information

We use your information to:

  • respond to inquiries, schedule tours, and communicate with you;
  • market and lease available homes and process rental applications;
  • screen applicants against a consistent, written standard and make leasing decisions;
  • manage tenancies, collect rent, handle maintenance, and communicate required notices;
  • operate, secure, and improve our website and services;
  • measure and improve our marketing and advertising, where you have consented to those cookies;
  • detect and prevent fraud, protect our rights and the safety of others, and comply with law.

Text Messaging (SMS)

By submitting a form on our website or texting us, you consent to receive SMS messages from us related to your inquiry, your application, or your tenancy, such as updates, reminders, and service messages. Message and data rates may apply. You can opt out at any time by replying STOP, and get help by replying HELP. Consent to receive SMS messages is not a condition of renting from us or using our services.

No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent are not shared with any third parties.

Tenant Screening and Consumer Reports (FCRA / California ICRAA)

When you apply to rent at SFB Lofts, we obtain consumer reports and investigative consumer reports, which may include credit history, criminal background, and eviction history. These reports are provided through AppFolio, which acts as the consumer reporting agency and operates pursuant to the federal Fair Credit Reporting Act (FCRA) and California's Investigative Consumer Reporting Agencies Act (ICRAA).

We use this information only to evaluate your application against our written rental criteria. In connection with this process:

  • We will obtain your authorization before requesting a consumer report where required by law, and provide any disclosures required by the federal Fair Credit Reporting Act (FCRA) and California's Investigative Consumer Reporting Agencies Act (ICRAA) and Consumer Credit Reporting Agencies Act (CCRAA).
  • You have the right to request the name and contact information of the consumer reporting agency, and to receive a copy of your report from that agency.
  • If we take an adverse action based in whole or in part on a consumer report (for example, denying an application, requiring a co-signer, or requiring an increased deposit), we will provide an adverse action notice identifying the reporting agency and explaining your right to dispute the accuracy of the report and to obtain a free copy of it.
  • Our rental criteria are applied consistently to all applicants and in compliance with fair housing laws. We comply with all requirements of the Los Angeles Fair Chance Ordinance for Housing and other applicable local fair-chance ordinances, including how and when criminal history may be considered in the application process.

Who We Share Your Information With

We share information only as needed to run our business:

  • Service providers who act on our behalf under contract, including our property management and screening platform (AppFolio), website lead capture and messaging tools, analytics and tag management (Google), hosting, and similar vendors. They may use your information only to provide services to us.
  • Advertising and analytics partners, in connection with cookies and similar technologies, where you have not opted out. This activity may qualify as "sharing" under California law. See "Cookies and Your Choices" and "Your California Privacy Rights" below.
  • Legal, safety, and compliance recipients, such as courts, law enforcement, and regulators, where required or permitted by law, or to protect our rights, your safety, or the safety of others.
  • In a business transfer, such as a merger, acquisition, or sale of assets, in which case information may be transferred as part of the transaction.

We do not sell your personal information for money. As explained below, our use of advertising cookies may constitute a "sale" or "share" under California law, and you can opt out.

Cookies and Your Choices

We use cookies and similar technologies (including web beacons, pixels, and local storage) to operate the site, remember preferences, measure performance, and, where you allow it, support advertising. We group them as:

  • Strictly necessary, required for the site to function. Always active.
  • Analytics, which help us understand site usage (for example, Google Analytics). Loaded only with your consent.
  • Marketing and advertising, which measure campaigns and support advertising on other sites and may involve sharing online identifiers with advertising partners. Loaded only with your consent.

When you first visit, our banner lets you Accept all, Reject non-essential, or Manage preferences by category. You can change your choice at any time using the cookie settings control on our site. Until you choose, non-essential cookies stay off by default. We honor the Global Privacy Control (GPC) browser signal as a request to opt out of the sharing of personal information for that browser.

Your California Privacy Rights (CCPA / CPRA)

If you are a California resident, you have the right to:

  • Know and access the categories and specific pieces of personal information we have collected about you, the sources, the purposes, and the categories of third parties to whom we disclose it;
  • Delete personal information we have collected, subject to legal exceptions;
  • Correct inaccurate personal information we maintain about you;
  • Opt out of the "sale" or "sharing" of your personal information. While we do not sell your information for money, our use of advertising cookies and similar technologies may constitute a "sale" or "sharing" for cross-context behavioral advertising under California law. You can opt out by selecting "Do Not Sell or Share My Personal Information" on our cookie banner or the cookie settings control, or by enabling the Global Privacy Control in your browser;
  • Limit the use of sensitive personal information. We use sensitive personal information (such as government identifiers collected during screening) only for the purposes permitted under the CPRA, such as providing our services, screening, and fraud prevention, and not for the purpose of inferring characteristics about you;
  • Non-discrimination for exercising any of these rights.

How We Protect Your Information

We maintain administrative, technical, and physical safeguards designed to protect your information, including encryption of sensitive data in transit and secure hosting. No method of transmission or storage is completely secure, but we work to protect your information and to limit access to those who need it.

Marketing Preferences

You can opt out of our promotional emails by using the unsubscribe link in any such message, or by emailing sfblofts@structureproperties.com. Certain transactional or service messages related to your application or tenancy are necessary and cannot be opted out of.
